Then I wrote 3 books, became the person in charge of education in my REI and had to produce presentations every month (at least 2) for it, and before I knew it,...It's not as hard as you think, at least it was for me. 

It seems to be a great cash-producing asset. 

While those are all considerations and options you have a license and skill that is incredibly valuable to anyone who wants to transition into real estate full time....the ability to charge for your time.

Moderation was incredibly inconsistent and rules seemed to change weekly.

Places like Leander, Cedar Park, and Georgetown are seeing incredible infrastructure improvements and population spikes.

Add prop tax, insurance, general maintenance/cap ex, P&I, misc and I do not see how any realistic underwriting can show this unit producing an acceptable return.  

It's going to be incredibly difficult to cash out refi BRRRR in the Heights right now, the pricing is too high imo.
