There are some out there I have seen as I have been getting some other LTR stuff pended for other clients and just got a 4plex in Miami for myself and a JV partner. 

I'm not sure if I am looking at it the right way, but by looking at recent sales on the MLS, I can see when it was listed, pending sale, and sold.

As with most investors I am looking for vacant land that is currently owned by distressed owners that have pending tax obligations.

I have a couple of pending bids, but I expect a decent spread.

Pending there are no outside factors such as violations, zoning issues, or hidden structural concerns. 

Pending how much equity you have in it at the moment, I would either sell it on the market for a profit and to satisfy both parties bank account desires. 

I also sold my own personal duplex in Kalamazoo (west side of Michigan) for $59,000 that was renting for $1,425 per month and a bungalow sale pending that is rented for $835 a month for $30,000.  

I thought that these houses couldn't be sold easily.What makes me feel fishy is that  these houses were sold very quickly and usually within 1 week(I normally saw a sign which said "Pending").
