Mobile Home Park - Full Rehab

I'm new to rehabbing Mobile Homes, so my underwriting for construction costs is likely off. I'm curious if anyone can share insight on what the typical/Average price per foot on major rehab on mobile homes would cost. Expect a new roof, scrape the ceiling, new flooring, sub-flooring, and update electrical, many repairs are the reflection of water damage over time. The property is currently owner-user but would likely not qualify as an owner-user to give more insight on the condition.  To provide more insight into my timeline, I am nearing the COE. I have a couple of pending bids, but I expect a decent spread. From my experience rehabbing units, the condition is not too bad, but this may differ in the mobile home space. My last inspection report alarmed me more than anticipated. Not anything out of the norm simply more ticket items than expected.  Any feedback is greatly appreciated.
