:Why aren't there wholesalers out there who are locking up off-market commercial deals?

They will know market data and trends better, have reliable comps to base their recommendations on, and could even be a great deal flow with current portfolio properties selling.The completely remote, centralized PM function is one of the reasons why you see the homes owned by PE firms sit on the market so long.

Late rents, evictions, and turnovers happen more frequently than in higher-end markets.

But in today’s market, with high interest rates and increasing home prices, finding a perfect deal that checks every box is nearly impossible.

Two years later, my units are 95% occupied, I am under contract to pick up a multifamily property, a new casino is coming to town and a couple thousands jobs are coming.I am not convinced Danville will ever become an emerging market but it does seems to be a consistent performer.

There is a similar home on the market with seller financing 977 Jasmine Ln, Florence, SC 29501 that sold in October 2023 for $345K.

This can be a great way to get leads on off market properties.
