I have only 3 doors that I manage so not a big time player so wanted to start with some cheaper software and I heard on the podcasts that RentRedi was included in my pro membership so I signed up.  

Please no politics here, just looking for guidance on what may happen based on your insights so I can manage my bsusiness.

I follow the letter of the law( no matter how much I may not like it) that's part of my risk management and my reputation.

You need to work with a property manager that has experience with this, unless you plan on doing it yourself.

For my POH park I have a hourly PT maintenance manager who keeps our rentals in shape. 

I used it to list my properties, screen tenants, manage payments, send notifications, manage maintenance.

Doing real estate and managing other peoples money from a fund are two very distinct skillsets.
