I keep plenty of kwikset locks on hand and just take the extras to a locksmith and have them rekeyed when I run out.

- since they rekeyed everything to match, delays due to PBS losing keys are less of an issue - they can just borrow keys from another tenant - the leasing manager was very helpful getting our filming equipment and giant barrel of lube into this AirBNB- their maintenance department finally got their drivers license back.

I'm trying to have to avoid paying a locksmith every time a tenant moves to re-key the locks.

Hey I locked myself out of the house - $50 fee for me to come or call a locksmith.

They cost more up front, but I can re-key the whole house myself in 20 minutes or so - you order (or buy ahead of time) a new set of cylinders, and use a tool you get with the new locks that removes the cylinder and installs the new one. 

In my state of MA, we cannot charge anything but first, last, security, and rekey fee.What I have seen regarding the background check fee, is that the tenant pays for this on their own accord, and will give you a copy of the check.

At 10 AM the constable was supposed to show up and I scheduled the locksmith to arrive as well to rekey the locks. 

This required followup on our part, tenant aggravated, etc. when 1 call to locksmith would have resolved it from the topProperty mgmrs have systems in place to do things systematically, efficiently, etc. 

As of Friday's closing, the re-key fee was $150.

It's my understanding that the manual garage door locks cannot be rekeyed.
