Condo fees can significantly increase the costs and if the complex is poorly managed, you can be hit by additional levies.

I’ve also been dissuaded by flipping due to excise tax and realty commissions.

Unless they are truly all cash (no hard or borrowed money) and also a real estate broker intending to sell themselves and not pay themselves a commission, they'll still have to pay the other side 2-3%, plus excise tax, title/escrow fees, and attorney fees in some states.
