Sask rentals need some help on creative investing

Hey guys! I’m a young invester. I have 2 single family homes that I rent out and I live in the third one! I invest in Saskatoon sask and was hoping to talk to anyone who wanted to give a young invester some advice. So I have 3 property’s. But I want to go to multi family and don’t have a huge down payment and don’t know a whole lot of random people who would want to invest their money with me when I have not made a big deal before even tho I’m learning as much as I can. Just wondering if Anyone could give some knowledge.
