I know that I want to focus on LER with the brrr strategy. now my questions are:1. where to start?

2) Their contractor must be properly licensed and insured and we require copies of all this.

I 100% endorse adding in the escrows for taxes and insurance to set the buyer/borrower up for success. 

If so, you should also look into the insurance requirements during construction (both builder risk as well as the GC's policy, but particularly the GC policy).

Also the strategy you are implementing plays a huge part with how to proceed. 

With this strategy, we knew exactly how each house was operating and we could intervene or change leadership of the house if necessary to assure operations were going as we expected. 

I would also discuss strategies with your lawyer for evicting/ejecting them if need be.
