@Kenneth Rose I did a post on the appreciation of Philadelphia (https://www.biggerpockets.com/...) that I would check out, it highlights the hottest area being West Philly, and the demand and future predictions for value.

West Loop is literally one of the hottest markets in the country right now if not the world.

Colorado home prices are up ~14% year over year including some of the hottest zip codes in the nation.

Though some smaller cities have more reasonably paced markets, the biggest, hottest real estate markets in our country move like race horses.

You have to look outside of the hottest neighborhoods if you want to find something that actually cash flows.

I've also been doing some driving for dalliers in the surrounding suburbs as well. there's plenty of property. the price point is a little higher but it's a fast growing area and I believe it was just listed as one of the hottest markets for 2022 let's definitely connect for sure.
