[1] A $2,000 a share buy in seems like you might be dealing with people the SEC says you can't deal with.[2] and 200 investors will be a huge PITA to administrate over time.[3] and having to ask about SEC laws online piece-meal means you may not understand the law(s) enough to avoid stepping into a jail cell.

I think its kind of comical when folks grind over is it 8% or 10% or 12%  COC on fully levered properties your talking the price of a nice meal in the difference in annual return between the numbers..

Hi Tavis,Live with a roommate in a room vs an apartment = cheaper (or sleep for free at a relatives home).Drive an older car or walk = cheaper.Cook your own meals = cheaper.Have a limited reasonably priced wardrobe = cheaper.Don't drink and don't smoke = cheaper.Have your pay auto-deposited, and then manually move the amounts you need to spend ie. rent and food into another account that has a debit card.

The only rare rare exception is a short term rental operating more like a hotel- daily cleaning, provided room service, meals ect.

@Donald MacMillanInvestors can deduct travel for education purposes.Now, the question is whether the trip's cost(flight + hotel + car + meals) are 100% deductible or partially deductible.You may need to have a conversation with your CPA where your trip is predominately business related to make the trip 100% deductible.Best of luck
