We give the tenants a choice between CFLs and incandescent, but for tenants who habitually leave lots of lights on, be only provide them with CFLs, more energy efficient.

I do accept checks as an alternative in some situations but the form of payment is spelled out in the lease and most are OK with direct deposit and using those cards I haven't had a problem yet.I had one tenant who insisted personal checks and were habitually late.

I am always looking for subtle signs of distress, thinking of new and better uses or property, learning regional growth trends and trying to anticipate markets.For this property, I easily noticed that it was out of place- not being developed in a highly desirable and economically vibrant area.
