Inflation has finally caught up to us all.  

The final payment is always the largest. 

one of my clients that has a pretty big PM company.. had a unique way of doing this.He offered 50% of the first months rent or 500.00 minimum.. he would have 4 or 5 agents at the weekly meeting handout the list of vacants .. each of them would go place a sign in the yard and first come first served.. he found that potential tenants would call the first sign if no answer they called the next one until finally someone answered.. it worked pretty awesome for him. 

In addition, as others suggest, guest damage insurance such as proper or safely would be good, for those bookings off Airbnb/vrbo where guest damage coverage isn’t available. 

Now that they've coached me up I feel very confident using the software and closing out my books each month.

Then I stumbled across rural land flipping (ala RETipster, Land Geek, Land Academy, etc) and bought multiple books on that and have started to seriously think about that.

I have 0 experience managing STR properties, but lots of experience using Airbnb from my travels 😅 I am halfway reading Avery Carl’s book on STR.

Final comment, it seems complex.
