You all need to go after motivated sellers, not just off-market sellers.FSBO are all about offmarket, but most of the time FSBO want market value.So to answer your question, and to be more helpful and of value than you think...here is what you need to do.Distinguish off market sellers, from motivated off market sellers, because this distinction in your marketing efforts will make ALL the difference when it comes to results.Then reverse engineer your strategy based on the behavior and distinction of those motivated off market sellers.So if you understand what I am saying here... your question about "templates" is wrong.It is not about where do you find templates for off-market deals... your question should be, where do you find motivated seller off market deals... because when you know where they are.. you don't need no stinking templates.You just need to explain how the process works and the result...well:If I had a mic, I would drop it right about now.Good luck my handsome feller!

An architect or structural engineer needs to provide you with load-bearing plans for permit with the city or confirm the wall is NOT load-bearing. ($1300 for plans if only a wall--I pay $3500 for a site visit by them and close to full gut of kitchen/baths/door moves/wall removals) Do not skip the permit!!!!

While you can try and do a DIY cost seg, it is very tricky to understand the tax law piece and the engineering/construction piece.

Throw in a dose of imposter syndrome and fatalism and you have a recipe for some mood swings right before a property is booked again.From a practical point, I would recommend great photos, a clearly defined target to whom you are advertising and understanding the best pricing of an area really well to ake sure you get booked in a timely fashion.From a more meta perspective, be aware that these listings don't typically get booked well in advance (families displaced by flood or fire, traveling nurses who need a new contract ASAP, and construction projects that realize they need a speciality engineer on-site RIGHT NOW don't book ahead).
