@Michael Mcghee  yup Deja Vu all over again.back in the day I do disagree with Marco's comments that the homes were negative cash flow they were not marketed that way by west coast marketing companies.. they were advertised as 100 to 200 a month positive... when things melted down thousands lost these rental homes as they did not have enough reserves.. they would get their house vandalized etc etc.  

Fraudsters can try to attack a free/clear property with many scams but if there is a mortgage they have to pay it off to execute.I disagree.

So all you'd end up with just amortization and tax benefits.I disagree with everything in this paragraph.1) I have made four real estate investments this year, all of them cashflowing and I have two more I am about to get into that project immediate cashflow.2) I never count on the market to deliver appreciation. 

I disagree with @Theresa Harris and @Nathan Gesner about charging for your own time.1.

I enjoy listening to you talk about all the reasons to purchase real estate currently even though prices have more then doubled in many areas.I would like you to have someone on who disagrees with you on this and can articulate some good reasons to not buy right now. 

Heaven forbid somebody disagrees with your analysis.

I know others will disagree, but for me I focus on investing where I live.

I know that the spreadsheet warriors may disagree, but there is some value in being very liquid sitting on a pile of cash/index funds/interest bearing investments.
