Be professional, be courteous, and pay them on time!

Be mindful, courteous, and respectful of the folks who you commission to deal with your headaches. 

He was the most courteous, kind, and respectful person and he payed me on time every month and I was hooked!

But when we do need to show our occupied properties, we simply make sure to follow guidelines by giving minimum 24 hours notice to the tenants (we always try to give more of course) and being respectful and courteous to the tenants by removing shoes, not staying long, etc.  

I usually give 24 hrs. notice to be courteous.

Being polite and courteous will go a long way with the person you contact because the job is quite stressful (so I've heard).
