Lesson learned: screen Craigslist ads for authenticity so you don't waste time.

That doesn't look like an authentic relationship to me.

Though it's true that a rehab to rental is generally different, in this case I'd say try to make it look as original and authentic as you can (trim, flooring,etc).  

Be authentic, be yourself, and hear out the current tenant/occupant.
