I am using far more conservative numbers for my property; I am self managing but usually do 10% for management, 10% for CAPEX, 8% for maintenance, 8% for vacancy; these are percentages of the gross monthly rent (for this property, its $1900 rent income per month).

I am using this for the down payment on a four unit property; so I can live in one unit, claim that as my primary residence, and rent the other three.

They look low, but I am used to duplexes.  

I believe Expense because i was repairing the unit with the exact same thing it had when it broke.I am using Quicken to keep up with all the records and am trying to track these as tax items. 1) how do i track these "Schedule E/C" 2) when i have to drive, eat, and other stuff how is that tracked?

I am using a realtor for the expertise they bring to the table.  

I am using it to point out how easy and passive it could be to achieve a better return than you would save by paying down a conventional home loan early.Maybe @Joe Villeneuve can explain it better.Good luck

I am using a dark color that will hopefully last longer Accent stripe in a master bathroom in 32208?

I'm new to this so I'm not sure if the numbers I am using are accurate. 

I love that there is a lot going on in the area since I am from NYC and am used to it busy.

Currently, I am using no software.
