@Ray Realdine I will offer another reason you should think about altering your process.One of my best tenant, a retired school teacher did not apply on Cozy because she did not feel comfortable with entering her social on that site.

Renters are two teachers and their three small children.

I'm currently a teacher and after realizing that my 1-2% yearly pay raise will never give me any financial freedom I've finally found the thing I think that ultimately could if gone about the right way. 

That being said, HUD has a "Good neighbor Next Door" Program where they allow Teachers/Police/Fire/EMS to purchase at a discounted rate (50% of asking) as long as they live there for a couple years.

We are a community of families, doctors, teachers, professionals, business owners, and we stick together in the hardest of times (remember most recently the Oct 1 shooting #VegasStrong).

I agree that experience is the best teacher but I'm not sure what I'd be missing out on by not doing business locally. 

FYI- My wife and I are both teachers in NC and make about 40k each.
