Once you give those notices, you typically start an ejectment action instead of a foreclosure action to recover a possession.

How the law 'protects' their 'rights' to breaking the law and stealing possession of a property is beyond me. 

CA does possess its own added challenges a landlord may face that other states offer better protection against. 

If you're handling it yourself you will have your filing costs (i.e $160-180) and then 10 days later your order for possession (i.e. $100ish). 

In some states, they get right of possession.
