The fundamental problem is the fact that most licensees are focused on sales (read: commissions), and do not have adequate knowledge and experience with the daily operations of facility and tenant management.

Regardless of the type of transaction, licensees are required to disclose their license status, whereas a non-licensee obviously wouldn't.The one major advantage would be the ability to access and utilize the best real estate transaction data available through the MLS.

They are established, dependable and have marketed to the CA real estate licensee community for as long as I can remember.If they cannot help, try looking for a list broker however you'll probably pay a premium.Lastly, if you intend to offer a non-competing product or service, you might find someone or some other vendor with a house list that meets your requirement, just remember and respect that it's their list, and they probably won't want to provide it to you but rather send out your offer from their server.

JUST FOLLOW THE LAWS.Also, if the LL in question IS a licensee, they should also file a complaint with the local Real Estate commission.
