@Judy GraffThe best answer I could find online was here:http://www.sfgate.com/realestate/article/Death-in-a-rental-unit-must-be-disclosed-2584502.phpBut it gives conflicting answers too...My client could just say "There was a fire in the property a year ago before we owned it and the tenant died in the fire." and that would probably suffice.

Yes, though I'm a landlord, I believe you should bring the case to landlord tenant court.I watch Judge Judy several times a week where they have cases like this and landlords lose most of the time, They don't understand wear and tear and expect the place in "rent ready" condition rather than "broom clean".When I once rented an apartment, my landlord also held on to the deposit.

Being further inland than many of our coastal communities, many people (like @Judy Tagert above mentioned) don't realize that huge swaths of Pinellas Park are in fact in Special Flood Hazard Areas:The official source of these is the FEMA flood map service center, where you can pull up individual flood panels.

When the 3 of them have a spat and the boyfriend leaves, and the daughter wants to sue the mother like on judge judy (this happens regularly I am sure) then you have a tenant with no voucher who needs to move.I would run, real fast away from letting them move in . . . however, I would bet they already live there and have been doing so for a while.

Thanks @Judy P. and @Fasil Khananother impediment with occupied REO's is they wont finance. ive been able to get vacant REO's with financing 25% below market. with only 25% down - one could buy 4 deals by financing with the same money as cash. theoretically speaking.so unless cash deal occupied REO's come with a 50% discount from market, that, there is a deal breaker for me.
