If the wood crumbles and is hollow inside it is a sign of termites.Another thing to look for is "worm" like borrows that termites create.

You may have to kiss a few frogs to find someone you really like and 'click' with, but look through the listings to find those agents that work with investors.  

But i was wondering if you'd replace a solid wood doors for the hollow ones if the hardware needed to be updated?
