Maybe I need to switch to off market marketing campaigns or switch to a cooler market, but if I stay with on the market properties it seems that more seasoned investors (or retail buyers who don't care about the numbers as much) will be sweeping up all the good inventory.

And my guests have realized that 5 couples paying $100 / each a night for a private villa makes much much more sense than 5 hotel rooms each one at $500 / night... not to mention private pool, bbq, and cooler full of beer.

Cape Coral and Fort Myers are much warmer and more humid most the year, Tampa is a little bit cooler at least in the winter, Winter Haven and Orlando are cooler still in the winter typically.

If the LO's knowledge of guidelines comes from gossip around the water cooler rather than actually reading the guidelines (unfortunately, not uncommon in my industry), then sure that's an issue... and you should find a new lender, who will be your advocate and partner, rather than getting in the way b/c they don't read guidelines.

Justin--that pretty much hits the nail on the head...I expect to be treated no better than a stranger as far as pay goes and because he is a friend I would do more--thats just me.In the last couple of years I have worked for LESS than what a stranger would get and I have been on roofs messing with evap coolers, painting interiors of units, hanging doors/security doors (one solid core door on a laundry room was approx 80lbs and I wrestled that single handed).
