Looking to invest in Tulsa OK

Hi everyone,
I'm an OOS investor looking to investigate in Tulsa OK.
After working in DFW Tx for a while, i'm looking for a cooler market for Fix & Flip deals.
I'd appropriate any advice about the market in general, recomanded areas to work in and places to avoid.
Also, would love to partner with local realtors / investors who are use to work with foreign investors
