@Jonathan Greene I'm not sure what you mean by "most will not cash flow as an out-of-country investor" as it might suggest that the cash-flow of a given property has something to do with the nationality or residence of the owner but, in any case, you're absolutely correct that, historically, the net rental yields of LTRs in US cash-flow markets like the Mid-West have been typically higher than in the average European market, although that wouldn't be the case for many other US markets like California or New York.

I am not sure what tools you are using for your cash flow projections but it's possible to have a property that does not cash flow year 1 but will in year 2 or 3 and so on based on average historical appreciation in Austin TX.

or just explain as in a demand.it this 40k gross or Net.average rentals these days produce either negative cash flow or 100 to 200 to 500 a month positive depends on how much you put down. if you pay cash much higher.but lets do average 200 month positive and lets say you meant to ask NET cash flow to live on. then you need to take 40k divide by 200.00 and there you go you need 200 doors .
