That's what I did, because I was tired of working with agents and never finding one that knew more than me.Probably 90% of every deal I have ever bought was from MLS.

Buy something smaller, in better shape, for the same price.You want to kick all the tires.

Not sure what your company policy is, but maybe reach out to some of your landlords that may be tired or have problem properties and see if they would seller finance one to you. 

Nearby Savannah or Providence a couple of years ago tired to prohibit Sec 8, and the investors were able to successfully fight that. 

But because I sold it for 3 times what I got it for, in 10 years time, I did OK.I owned multi's in NYC where I rented to many good tenants who got tired of being turned down by condo or coop boards and rented from me instead.

If it is slow going I post on a rental FB group this typically opens the floodgates of tire kickers.
