@Kyle Jean we did get rent rolls, unfortunately we couldn't verify them, so once the deal was completed I was able to rummage through the office and found the deposit sheets that told a different story

They will probably want to do a background check on you, perhaps a credit check, If they want previous real estate experience you will have to verify that.

The way I understand it, in Arizona at least, you can co-host other STR properties (under 30 days) without a Broker's license.I am already a verified superhost and I will split 20/80 with the owner to do the management.Has anyone else done this?

Here is what sticks out to meproperty taxes seem very low, try and verify on assessors website.always assume there are some repairs, even if its just cleaning carpet and mending a few drywall errors.i try and add in at least 1k-ishverify interest ratesmy local area is climbing to almost 4.5 and 5%closing costs as wellunless you have records of utility's guess higher then you would normallyHope this helps i cant really say more without knowing more.

Go to realtor.com find deals you like, scroll down and see "presented by" then call and verify they are the listing agent.

In that case ( please verify this with a CPA) any unrealized capital gains go away when his heirs inherit the note he holds on the property at it's present day principle balance as their new basis.

In this case, especially if you're getting a better price and your sure a fairly identical unit next door has them, I might buy them.Another thought though is that if you don't supply them and therefore charged less, you might get the tenant who wants to pay less and actually does not want to use "someone's old washer and dryer."
