You could dark stain the hand rail to set it off a bit.  

we've ran into houses with no power (it's 95 degrees and humid in Florida, you need A/C).. houses with urine stains and smells.  

LOL.... that's why wholesaling is such a stain on the industry frankly. line up your money THEN go shopping is my thought process and as most state this is not a deal.. transaction cost will eat up any illusion of profit..

I always thought this dark stain looked dated, am I wrong?

Here are the items on my "rehab" list, which isn't much at all IMO: Small carpet stain in one of the bedrooms - likely will leave this for now.

If this is an older building with solid wood cabinets then sanding and re-staining with new hardware works wonders as those cabinets tend to last for decades.What age were the buildings constructed??
