If its a rental, I start advertising it for rent even before I close because I work extremely hot rental markets and renters are happy to see raw rehabs and even give me a reservation fee before the rehab is done.  

It's completely raw and covered in trees but in prime location.

I personally was out there gathering information and documents regarding raw Oceanfront property (with permits in place for Hotel Casino and Resort), Acreage for agriculture development (Puerto Rico is blessed with very Fertile Soil), some shopping centers in urban areas and 2 private islands that a broker wants me to help him market here in the States.

Do you buy the parcels as raw land -- which would be expensive to develop, especially if there is no electricity, water, septic system, etc.  -- or developed land?  

For example, I ran some high-level estimates on painting, and my basic equation for an estimate was raw materials (based on sq feet) + labor (based on est. hours) = approximate estimate.

I would like to consider purchasing a raw piece of land. 

Of course factors such as condition of house aren't considered in my letter as I'm just trying to paint a simple, compelling case backed with raw data, leaving any subjectivity up to the assessor.

So much raw land that housing prices are less expensive here than other cities. 

You're better off just pulling last 6 months of comps off the MLS...that's all the broker is basically doing anyway.The only real X-factor in raw land sales have to do with zoning and easements.
