Raw Commercial Land Lease/Build to Suit Pricing

New to commercial property. I have a lot in Atlanta that needs to be leased out commercially. It's completely raw and covered in trees but in prime location. Would be well suited for a medical building of some type as there are many surrounding it. How do I price it fairly for a monthly lease? Cost per square foot as I would for a sale...? Cap rate for the year and then divide it by 12 to get the monthly fee?... Open to all thoughts please!
