You do/may not need to get a "full" appraisal and plenty of appraisers are willing and happy to do limited valuations or preliminary research or even just supply you with better data for your own analysis.

My net proceeds to me are estimated about $61k on the preliminary HUD.

The above will get you in the general ballpark and should be enough to at least do a preliminary underwriting and secure a contract on the property (with contingencies to get out of course). 

While an attorney and accountant who has experience overseeing such deals will have some comps, it's also helpful to get a preliminary understanding, so we can start putting together projections.

I live in that area and it seems like a pretty decent market from preliminary research that I've done.

Not sure what the consensus was but I'll wager that it was the typical "don't waste your money on gurus when you can get it here for free" response.
