Hi BP Community,If you are a landlord that shares a Utility invoice (PDF) to your tenants every month because they cover a portion of the utility bill or you just want to share it with them, keep reading because this post may save you repeatable mundane manual work... 

I was prepared for the new property tax amount as a percentage of the sale price but I wasn't prepared for the supplemental tax invoice which is separate from escrow and I still don't fully understand how it is calculated. 

We can have the utilities cc us on past due invoices and shutoff warnings. 

Enter a maintenance request, assign a vendor, attach a fake invoice.

We always require the plumber to specify, on the invoice, how far out the blockage is, and what they pulled back, if anything.

Its just a matter of categorizing our asset types by invoice and giving to our Tax accountant to determine 15 year or less properties to write-off.

I would ask for tax returns, bank statements, rent rolls, copies of expense invoices at a minimum.  2.

We document everything and send a tenant photos and invoices reflecting our expenses to bring the property back up to the condition it was when they moved in.

Flex never mentioned the leak/leaks and initially just sent me an invoice for 7,400 to do the whole roof with no explanation!
