The unit already has a working fridge and stove so I will keep those there.

Rental in Stamford @Andres Bernal recently just did a Mr.Shower door glass door on my studio, new kitchen (counters, cabinets, sink), wood floors, custom closets, recessed lighting, fridge, microwave, paint, a/c. 

The only call I have gotten was about a leaking fridge.

Floors, roofs, foundations, walls pipes, toilets, cabinets, fridges, water heaters, and utilities break down over time. · Deprecation is the amount of real capital that needs to be put back into the business in the future. · These are costs that must be factored into the portfolio over time.

No stove and no fridge but a house can sell with out that.

If a fridge breaks or there is a plumbing problem $1,000 is easy to spend even if you're handy.

We have been buying GE EnergyStar Tier II/II 18ft^3 refrigerators and mid-level ranges for <$1200 a pair (and that's in Canada ... bound to be cheaper down there) as we renovate ... much easer to maintain when you have the same fridge, range and dishwasher in all units.All in all, looks good.  

If the budget allows I would like to remove the wall between the living room and the kitchen, relocating the fridge.
