@Daniel Torres  I agree with the   " don't let tax tail wag the dog"  unless you have VERY SIGNIFICANT monies or abilities to buy multi million dollar type properties.  1031 generally works in HIGH appreciating markets or with properties one has owned for decades. you don't see much of it with lower end cash flow homes.. by lower end I mean anything at about 100k or under. the tax benefits at a few hundred grand in my mind are not even worth contemplating.

FYI - I am NOT contemplating this at all..I read that some people are taking advantage of the CARES Act to postpone mortgage payments in an attempt to combine 2-3 mortgage payments into 1 mortgage to pay one off sooner.I guess if someone has 10 mortgages, the put 9 in forbearance and put all 10 payments on the smaller balance is the strategy?

You need to set up at least 6 months of reserves or more before considering full time.Going part time gives you a chance to see if real estate is what you thought it was and without losing a livability income stream that you currently have.Show you can be a success and close deals so your partner feels good about your recent contemplated full time career change.You don't want to go from being a current asset with income contributing to the relationship to now she has her PHD and she is getting stressed carrying the weight load for both of you.
