This is the current showering pattern of the tenants:Tenant A doesn't have a specific time when taking showers, but takes 1 hot shower a day and it's around 20 minutes long.Tenant B takes one hot shower a day and it depends at what time he comes home from work.Tenant C takes one hot shower nightly at 9pm and it's around 30-40min.Tenant D takes one hot shower in the morning for 10-15 minutes usually.Tenant E takes one hot shower every other afternoon for 15 minutes.Personally, I take cold showers.

So if we see home prices +4% next year and devaluate the dollar -8% that means real home prices have dropped 4%.To those who point to price reductions over the last 2 months, that is a seasonally normal pattern and happens every year.Home prices are downward sticky.

With many of the 20 million plus aging population wanting to move to warmer climates the migration patterns, job growth, etc. is moving away from the colder states.That isn't to say there are not investments that make sense in those areas in some spots you just have to be more careful.

Indeed I am aware that there are state regulators and legal liabilities around this issue - a point I have made repeatedly in this thread.I like your point on the notion of a 'recurring business model' creating a much more problematic fact-pattern for an aspiring wholesaler than a one-off transaction.
