Commit to immediate implementation by changing the way you define "failing" in your mind:Sending out mailing campaigns to sellers and not getting any deals yet is a success.Calling 20 FSBO calls everyday and not getting any deals yet is a success.It's a success because you are in motion and will eventually get to your destination purely by tweaking and staying consistent.Staying stuck in analysis paralysis forever is failing.

If you can show statistic that with subsidies you could provide competitive workspaces within the municipality that would not only attract entrepreneurs, employment, and enterprise to that municipality over the other ones you could also make the area a preferred destination.

I am also very concerned about my property value declining as Scottsdale is such a big vacation destination and heavily investor focused.In a nutshell the HOA is requesting no vacation rentals (VR's), no subletting, no room renting, and a minimum term of 60 day rental terms.

Most guests want to be near the action and likely wouldn't be willing to drive the 30 minutes necessary to get out of the Nashville metro to an outlying area.Even so, there are some interesting possibilities outside the metro that could be destinations in and of themselves, especially for outdoor types who would be combining a hunting/fishing trip with some time in the city.If Nashville does successfully ban STR, that would likely drive more demand to the outlying areas.

Think of it like getting to a destination, your going to get there one way or the other if you really want to go there.
