Newbie ROI Question

I live near Destin FL and am thinking of purchasing a Condo which will net me an ROI of 8%. I realize this is not the best ROI for a property however, the HVAC, water heater, and appliances are brand new, the Unit is completely furnished, and would require no update costs. My strategy is always to have 15% or more ROI but with the peace of mind of having new appliances that should last 10 years does that help offset the lower ROI?
