Have the contract first then find a partner for joint venture?

Hi, I am eager to start finding a deal in Baltimore to fix and flip for the first time. What is the best way to present and find partners for joint venture? Do I get the deal under contract, then present it to potential partners, or is it not necessary to have the property under contract yet? My goal is to find a deal  on my own, ie. without a realtor.

what do you want a partner for? what do they have that you don't? how do you know a deal when you see it? do you have the skills to determine accurately such a thing? why no realtor?? sellers pay all realtor costs, not you. 

very crowded with people looking for deals right now. try not to be picky.
