The water spot could be an indication of a prior problem that has been fixed yet the stain still exists.

Refacing, staining darker, painting?

Each apartment features approx 900 sq ft, 5 spacious rooms, 1 bedroom, 1 full bath, HIGH CEILINGS, HARDWOOD floors, stained glass, lots of STORAGE, walk-in closet, BIG WINDOWS for great natural light, sunporch & extra space.

Don't worry about the driveway (clean it up, get rid of all weeds, stains, etc, I think it'll be fine), instead do a nice, welcoming walk up to the entry.You need either a portico above the stoop, or at least a pergola extending from the house (much cheaper), above the approach to the entry door.

I think the main point is to keep everything neutral and something that hides old stains as well as new ones.

One last thing  that I would like to point out, not just for Chris C, but as a "wake-up call" for all you MALE investors out there---dark wood- stained cabinets are NOT what most woman want these days, LOL! 

If you get evicted, its a big stain on your credit history. 

Worst part was when we sent the staff in to clean it out the bed still had dried brain matter & skull pieces all over it, along with blood stains all over the mattress.

It stains and it stains white. 

Most of the sprayers can handle medium weight paints (interior and exterior, as well as stains.)
