Flipping: Advice for interior & landscape (San Jose)

Hello Biggerpockets community,

This is a standard flip house in San Jose (e.g average working couple can afford the house). I am at the finishing phase, and would love to get your all expert advice. Even if you can help with just one question, I will very much appreciate your insights! 

1. Landscape: we get the quote of $20K for stamp concrete. It is so expensive. Should I do deck / patio? I doubt that this investment will have positive return on investment. Any good practice for landscape of cheap price and bring value to the house?

2. Flooring: can we sell with laminate as laminate is the cheapest? Any trending color?

3. Kitchen appliances: any consumer-preferred brand?

4. Kitchen flooring: which one is usually better to sell? Tile or waterproof laminate?

5. Kitchen cabinet: this is also a big investment. I choose standard white cabinet with shiny black granite countertop. Any advice for sellable cabinet design? 

6. Paint color: Any paint colors (exterior and interior) that are easy to sell?

7. Stucco texture: Any preferred texture by consumer / buyers? I am thinking sand texture. 

8. Bathroom: should we do bath-tub or standing shower?

@Kathy L. Hi Kathy, I would say depends where in San Jose the property is located. Personally I would use vinyl planks. Some look and feel really good and are water resistant. I would flow them right into the kitchen. They even look good and do well in bathroom. As far as the bathrooms go I would do one with a tub and the master with a walk in. White cabinets look good and I agree with the black countertops. Although they look good. They stain white and looks bad.
