I'm a novice property owner and manager from Seattle, Washington.

I've been reading this great forum for a while now, and finally got around to joining in.I'm basically a novice investor, hoping to get involved in owning multi-family properties for buy-and-hold cash flow... presumably starting small, and building up over time.

I had a group like this in Minnesota that worked out really well for 5-6 novices and then we would bring in 1 or 2 newbies just to keep things fresh.

However, if we've exhausted all options or if the client wants to break away from the home entirely, the focus would be to structure a sub2 deal... to be honest, I'm a novice when it comes to sub2 deals.

I feel he is being honest, but being a novice I do not want to get taken advantage of.TIA,Kameron

I'm sure it's widely used but me being a novice investor everything is pretty new to me.

I am eager to share my knowledge with novices and pros as well.

The road is littered with novice investors that missed a senior lien.
