Kinda on subject and kinda off: I really disagree with the new school mentality that gives all kids ribbons for going to an event, whether they worked as hard as the guy next to them or not. 

I just started forgoing "Security Deposits" in my leases.

Years ago somebody I know was charged  $35 by his bank for going overdrawn for a day by about n $2 because of a mistimed payment.

(you will be singing Aladdin's song) " whole new world"  cos what you want is basically learn how to get and catch the fish , and for that there is a lot of components, such as the Rod, the catch , the current , the river, etc( you get my point right now you are getting the fish and trying to eat the fish our resale the fish .. ( nothing wrong with that ) Is just a matter of what you are trying to accomplish.  

If you're a songwriter (like me), you get paid royalties if anyone plays or records your songs.

But you also have the right to forgo that right.

There's also one  in Falls Church at a KW office hosted by Washington Capital Partners.You can (and should) listen to the multitude of podcasts here on BP and read read read posts and blogs to get a good sense of where to go and what to do, but there's no substitute for going out and meeting lenders, Realtors and investors who will freely give you advice or may even JV with you to make a deal work.  

We typically use an attorney for going to court when needed since they have a pulse on the courts and how cases are going.  

(For instance i just bought a Excavator for about $15k less then what i can sell it for, going to use it for some projects then sell it. )I flip houses and make money doing that but i like to live in them for a while to avoid running it like a business and paying self employment tax.
