You will not get a CO for the rental.

From what they say on their website, they are not really a timeshare (owning blocks of time at the property), but a co-ownership, where the LLC is managed by Pacaso and you can stay at the property anytime during the year (I'm assuming and 1/8th of a year or 45 days total??).

If you are not familiar it has a co-ownership, If I’m correct they are offering 1/8th ownership on luxury second home properties.

If you and your nephew are going to apply together with you as a co-signer, an FHA loan would be a great way to go.

@Anthony Freeman- thanks   ..if property is a rental - try a DSCR loan ....or some lenders  will allow use of the  schd E rental income to be used to help offset the mtg payment on the  home  ....if you have other income - lenders  may be able to use  this ....consider  getting a  co borrower  if needed
