But with recreational its more emotional  the client either likes the way it looks physically likes the location and can afford it. as an agent your basic skills just need to be figuring out surveys and lot lines.. understanding how water works in water rights or wells and then of course septic systems and or if there is a need to advance power lines.

What you want to check is the level of inventory in your hyper-local market and whether your area is in super-overbought market or not, there's a recent survey from Forbes if I'm not wrong, you can analyze based on that.This inflation will not go away soon and folks that have liquidity will just keep purchasing.

A good engineer will also have connections with great soils testing, surveying, etc.If you are new, the engineer won't want to waste time on a project before you have purchased the land, so you are probably going to have to sell yourself and also pay them hourly for their due diligence work.

If he has any idea of what he’s doing at all, he will have HIS attorney produce the closing documents on the loan side, and will wire the funds to the title or escrow company with instructions to fund only when certain conditions are met, which include all documents executed and notarized where appropriate, title company in a position to offer title insurance, exemptions to title policy deleted, down payment secured, property free and clear of all liens and encumbrances or all liens and encumbrances paid off at closing, personal guarantees if required, business purpose documentation executed, property insurance in effect with lender named as loss payee and or additional insured, and anything else deemed important by the lender and or his attorney.Of course, there are many inexperienced, unknowledgeable, and generally incompetent investors wanting to get into private lending after reading a book who often want to seem more competitive by not requiring the borrower pay for an attorney, appraisal, title report, survey, etc.

Make sure you are providing the appliances that are expected for your market.I do extensive rent survey in my markets at least once a year and usually more often.
