Greatly enjoyed meeting some of the Bigger Pockets contingent such as @Joshua Andrews, @Bob Malecki, @Sandy Uhlmann @Wayne Snell and several others.I was particularly impressed with Eddie's students.

Just to go the extra mile, I had also fixed up the concrete of the front steps, all the drywall, and a leak in the basement soil pipe which they now brought up after being a month and a half behind and hadn't mentioned before, and which also required multiple visits by different plumbers.

Depending o how badly the carpets/padding are soiled you may need to remove the carpets and padding and check the sub floor.

I called up DEQ and they still had liens on the property from contaminated soil samples.

Depends on the type of foundation, soil, and how much differential settlement is in it within given time frame.  

This was a huge mess in NJ after Sandy and was months of not knowing which properties needed to be raised, etc.

Since lead may be present in paint, old pipes, or in the soil outside and tracked indoors.

It used to be that nobody needed a permit to build a concrete or block wall, but that has changed and permits and inspections are now required for the footing excavation, rebar, etc. to ensure the soil doesn't eventually settle and the walls fall over and kill someone.

Off topic - do you happen to have a soil scientist that you know of?
