Something else to consider when buying raw land out there is that 90% of the time you will have to drill a well, which will run you 25k IF they hit water the first time.

For instance if you replaced the furnace in the BRRRR and you did not when you bought the place raw, then you will have to replace the furnace that much sooner.

Re taxes are at raw land, yet police is out there weekly, if perm residents there's kids in school too eating County expenses with little taxes collected to pay.My guess is that there's zero chance at the county to get this done Next idea, build a town home community then at least the courtyard gets improved land re taxes...Btw an rv park is a lot of work to run....

In other words, building on raw land is a straight construction loan, not a rehab loan.I would set a meeting with at least two local banks to get a clear idea of what they'd look for in this type of loan.
