@Joel OwensNot on the project I listed above.But in our current business we employ multiple investor relations people that track the capital (alongside our accounting department), manage the investors and their paperwork, etc.

If the property is in the not so nice parts of Passaic, it may not just be a bad financial deal, but you could also end up with tenants that may not be the most pleasant to deal with, let alone live alongside for 2 years. 

@Chance Housos I planned on using the 1to4 TREC contract alongside an agreement.

I actually am investing alongside several people from CA in TX in apartment complexes.  

If you are an accredited investor, you could invest alongside experts that know the market/submarkets of major MSAs they are targeting, can uncover and add value to the right properties to gain cash flow and force appreciation.

What is the favorite purchase agreement form in the BP FilePlace that active wholesalers out there have used and had no hiccups with?

Despite a few unexpected hiccups throughout the rehab, it went exactly as planned. 

Alongside wholesaling, I would also recommend shadowing a real estate investor on a buy and hold deal or a flip, if possible.
