The entrance to the deal is the only thing you can truly control. 

Water damage coming from misplaced (custom) doors, as if there is a step from the entrance and exits were outside weather can hit it, water may be able to seep in.

***There's a small unit with a separate entrance on the first floor (rear). 

A friend of mine just took a vacation there and was telling me that her building had two separate check-in desks at the entrance; one for "airbnb" rentals and one for the complex rentals.This seems encouraging that they're embracing or at least accepting the self-manage model.Any thoughts you have to add on any of this are welcome.Thanks!

I agree, Mantua is just too close to U-City, Center City, Schulkyll Yards, and multiple interstate entrances to not take off in a big way.

So for example you intend to add an entrance or door to divide up the configuration that's a no way... 

House is SFR, but has 2 1bedroom/1bath units that have separate entrances in the back with their own kitchen/living room. 

Did most of entrances and roads last fall.  

I think this plan checks out as long as there are separate entrances for the main unit versus the ADU.

I  like to look for the homes built 30-50 years ago, usually less HOA restrictions and opportunity to force rents up, specifically exterior entrance, garage conversion or add casita.
