Insight on Philly neighborhoods

Hello,

Over the past few months I have started looking at properties throughout Philadelphia (Brewerytown, Roxborough, Germantown, and West Philly). My goal is to house hack a property and I have primarily been looking at multi families. I decided to look at a couple single family houses where the numbers made sense to owner occupy and rent out the other beds. The two areas I have found potential deals are Mantau and Sharswood. I walked through both neighborhoods to get a feel for the areas. Does anyone have any insight on these neighborhoods?
