Insight on Philly neighborhoods

Hello,

Over the past few months I have started looking at properties throughout Philadelphia (Brewerytown, Roxborough, Germantown, and West Philly). My goal is to house hack a property and I have primarily been looking at multi families. I decided to look at a couple single family houses where the numbers made sense to owner occupy and rent out the other beds. The two areas I have found potential deals are Mantau and Sharswood. I walked through both neighborhoods to get a feel for the areas. Does anyone have any insight on these neighborhoods?

For Sharwood, the Rule of thumb is the closer you are to College Ave and 25th Street (Brewerytown Border) the better. If you decide to BRRR, you have an ample amount of comps that will justify your refi. Just note that it can get pretty sketchy when you approach the North East. Mantua is a funky one that I am still learning. There is a HUGE difference between the values on the southern boarder vs up by the zoo.
